The benefits of a comprehensive preventive maintenance (PM) BusinessCare Program for your commercial HVAC unit is important for your employees as well as customers. Think about this, waiting until the unit breakdowns, to get a technician to your place of work, is just plain bad business. Having your customer walk in and right out because it is just unbearable to be in there, is even worse. Take the first step in securing your overall investment.
We have outlined some basic BusinessCare details that we include in a typical program. Note that this checklist is consistent with recommendations provided by several of today’s leading HVAC manufacturers.
TWO (2) MID-SEASON INSPECTIONS (FEBRUARY AND AUGUST)
- Replace all air filters (preferably pleated)
- Inspect and adjust belts and blower
- Inspect and lubricate blower bearings
- Clean heating , evaporator and condenser coils
- Verify that heating/cooling systems are operable
- Clean condensate drain, trap, and pan
- Check thermostat calibration
- Verify that economizer dampers are set and operable
ONE (1) COOLING START-UP (APRIL AND MAY)
- Replace all air filters (preferably pleated)
- Replace blower belt(s)
- Inspect and lubricate blower bearings
- Clean heating , evaporator and condenser coils
- Verify that heating/cooling systems are operable
- Check refrigerant and compressor oil levels on compressors with sight glass
- Check and adjust all operating and safety controls
- Megometer check compressor(s) and motor(s)
- Clean condensate drain, trap, and pan
- Verify that economizer dampers are set and operable
ONE (1) HEAT START-UP (OCTOBER AND NOVEMBER)
- Replace all air filters (preferably pleated)
- Inspect blower and belts
- Inspect and lubricate blower bearings and motor
- Clean heating , evaporator and condenser coils
- Test the operation of heating systems.
- Verify that heating/cooling systems are operable
- Check and adjust all operating and safety controls
- Clean condensate drain, trap, and pan
- Verify that economizer dampers are set and operational
Remember, these are recommendations only, so they’re not necessarily applicable for every PM BusinessCare program. You should build your own PM program based on the specifications of your system and its unique needs, as well as the specific needs of your facility, and your tenants.
